* ????: 6.5/10. I got this iron Buddha plus tea with boba! It was quite good but I am not a big fan of iron Buddha with milk, I think it might be better off by itself (just tea) so I think I picked the wrong drink! I will go again and review again!!

* ????: 7/10. Located in Ravenna and I think it is a great neighborhood! I like the interior and it is very clean and bright, with Chinese tea pot decors and feels very inviting.
Last time I went I ordered the hojecha milk tea with boba and it was SO GOOD. This time I got the signature milk tea, the milk tea was so watery and the boba were super hard to chew. (I requested 30% of sugar on both time) It was a bit disappointing ???? a better quality control might be needed.
You can't go wrong with any drink, especially if you appreciate strong tea. My favorite is Rose Green Milk Tea.

Simply the best boba tea in Wallingford. The drinks are excellent and consistent, the service great. They've also got a nice selection of bagged teas.
The signature milk tea is a Ceylon based .I chose the Assam. The milk tea had good flavors, probably the most "tea taste" of all the places. You can customize ice and sweetness levels.
Besides milk tea, they also serve some jelly/pudding.
Great neighborhood bubble tea shop. They close by 7pm which is a bit early but the ave(u district) is only a 20 min walk.
There is no parking lot but plenty of street parking! It is also near a bus line.
you can order at the counter or use the big tablet or even online . There were no lines and around 5 customers the half hour I was there.
There is some indoor seating and one gender neutral restroom (don't need a key).

Fantastic boba place with a heavy focus on the quality of the tea. Absolutely come here for a top-notch brew.
Extra points for pastries, loose leaf tea, and boba paraphernalia. As well as the employees, they're always super nice and willing to answer questions.
Minus one point for the lack of customisability for many options.
It always confounds me that they don't allow you to add milk to a lot of the teas because the owners think the flavor won't work. In the kindest way, it's really not your place to tell me if I would like milk or not. I've taken to just adding milk at home.
The tapioca is a solid B. Good texture, but bland flavor.
Had a great experience with the tea tasting! Great choice of teas and it’s mostly natural teas so it’s using better ingredients than any other places!
Tried the signature milk tea, royal milk tea, and hojicha latte; all delicious. My favorite boba in Seattle.
